What are the Coral Ridge Towers Co-Operatives ?

A building co-operative such as the Coral Ridge Tower is a residence where all the occupants of the apartments obtain shares of stock and a proprietary lease to reside. Apartments are purchased for all cash, and are designated as housing for older persons by governing boards of the building. Recently, since the HUD mortgage has been paid, the buildings are allowing financing with minimum of 30% down and financing thru state or federally chartered banks. These requirements will be found in the revised bylaws of the buildings. The buildings built between 1963 and 1968 are managed and maintained by a complete staff, to include 24 hour manned lobby guard stations, on site managers, office staff and landscape engineers for the beauty and security of almost 20 acres of grounds.

Each building has it own Olympic size heated swimming pool, cabana area, recreational / social room and library area. Views of the intracoastal waterways and/or view of the ocean can be found from many of the apartments.

One bedroom apartments are approximately 800 square feet in living area.

Two bedroom apartments range from 1120 square feet of living area, with some as large as almost 1350 square feet.

Three bedroom apartments are estimated to be 1400 square feet of living area.

All apartments have abundance of closet space and the balconies in most apartments are approximately 16 feet by 8 feet in size.

Residences can not be rented but may be occupied for short visits by immediate family. No pets of any kind are permitted. Parking is limited to one car per apartment. Each building has limited guest parking.

Laundry facilities of two washers and two dryers are found on each residential floor. The Original building recently passed a proposal that will allow washer and dryers in the individual units.

Social activities are planned for all major holidays, and weekly movies, bingo and bridge playing are some of the activities enjoyed by the residents. Group packages for the Performing Arts Center, or cruises are other enjoyed special planned events.

Location is certainly an enviable attribute of the Coral Ridge Tower complexes. The beach along the Atlantic Ocean is a quick walk away. Two of the buildings have direct intracoastal waterway frontage where yachts and water craft of all kinds can be watched floating by the cabana decks around the pool area.

Local shopping of grocery, pharmacies, and specialty shops of all types are found within a mile of the buildings. Restaurants of many and varied themes are found within a few minutes walking distance of the residences. Stroll the tree lined streets for your early morning or evening walks for enjoyment and daily exercise. The amenities of the local environment are value in themselves.
